Targeted Security Upgrades That Eliminated Known Vulnerabilities
A large 100-lot apartment complex in Caulfield North had become the target of frequent unauthorised access and break-ins, with intruders gaining entry to common areas several times each week. Despite having existing security measures in place, multiple vulnerabilities throughout the building continued to be exploited, leaving residents concerned and the Owners Corporation searching for a permanent solution.
Forever Secure was engaged to complete a comprehensive strata security assessment, identify the underlying causes of the repeated security breaches and implement practical upgrades that addressed each vulnerability without disrupting residents' day-to-day access.
The building had experienced a pattern of repeated security incidents, with intruders taking advantage of several weaknesses throughout the property.
One of the most significant issues involved the main entrance, where offenders had forcefully pulled open the front entry door despite it being fitted with a magnetic lock. Following our assessment, it became clear that the existing lock was not suitable for the type of door or the level of force it was regularly subjected to.
Elsewhere within the building, offenders were manipulating door latches using simple tools such as screwdrivers or knives to gain access to secured areas. Once inside, they would often prevent doors from closing properly by placing objects in front of them, allowing unrestricted movement throughout the building.
We also identified an unsecured electrical enclosure within the basement that housed the garage door controls. This created another significant vulnerability, allowing unauthorised persons to operate the garage door from inside the building.
In addition, a rear pedestrian access gate connecting to the street was no longer locking correctly, creating another potential entry point into the property.
Rather than addressing each issue individually, the Owners Corporation wanted a security partner capable of reviewing the building as a whole and delivering a coordinated, long-term solution.
Forever Secure carried out a detailed inspection of the entire property, assessing entry points, access control hardware, door operation, CCTV coverage and resident movement throughout the building.
Instead of recommending unnecessary equipment, we focused on identifying exactly how offenders were entering the property and why the existing security measures were failing.
This risk-based approach allowed us to prioritise upgrades that would deliver the greatest improvement to resident safety while providing long-term value for the Owners Corporation.
